HST- Help Me With A Short Sale

More and more potential Mansfield, Storrs, Willington and Coventry, Connecticut real estate home seller's feel that their hands are tied because the value of their home is insufficient, after netting out the expenses of sale including Realtor's fees, conveyance taxes, town taxes, water and sewer bills, assessments, attorney's fees and the like to meet their obligations-they feel that they can't sell.

Sellers need to be made aware that there is an alternative to losing their home to foreclosure.  That alternative is a short sale.  Seller's lender(s) agrees to accept less than full payment provided all proceeds are disbursed as approved and, in virtually all cases, seller to net $0.  Click here for more information on the Making Homes Affordable Program. This program designed to help homeowners is set to expire December 31, 2012.

You may be eligible for HAFA if you meet all of the following criteria:

  • You live in the home or have lived there in the last 12 months
  • You have a documented financial hardship
  • You have not purchased a new house within the last 12 months
  • Your first mortgage is less than $729,750
  • You obtained your mortgage on or before January 1, 2009
  • You must not have been convicted within the last 10 years of felony larceny, theft, fraud, or forgery, money laundering or tax evasion, in connection with a mortgage or real estate transaction.
  • These criteria are for guidance only. You must contact your mortgage servicer to see if you qualify for HAFA.
