| According to a report from Realtor.com published recently, in 2022, the best week to buy a house is from September 25 to October 1. Many in the industry view fall as “off season” for the housing market, which offers opportunistic buyers many favorable factors including more listing, less competition and lower prices. According to Realtor.com those who buy during this week can expect more than 6% of homes with reduced prices, savings of more than $20,000 on average, approximately 46% more homes to choose from as compared to the average week to date, extra time to make a buying decision with homes expected to stay on the market 15 days longer than summer’s peak, and less competition as demand during this week is historically 26.9% lower than the yearly peak week and 8.5% lower than the average week. We can safely assume that Realtor.com did not expect the Fed would raise interest rates by ¾ of a point on September 21, 2022 or that home prices would continue to be up by 8% over the previous year in spite of a softening of the market and interest rate hikes. The housing shortage continues to push prices upward with homes quickly going under deposit in a national average of 16 days. The most recent data available through SmartMLS is for the week of September 10, 2022 which reveals that in Windham County new listings and existing inventory declined 36.7% and 15.6% respectively. Tolland County also had declines of 40.4% in new listings and 33.3% of overall inventory. The Realtor.com prediction of 46% more homes to choose from this week seems to be other-worldly given our current environment, but prices have been reduced on 49 homes in Windham and Tolland Counties in the last 14 days.
