Sellers: Do You Hear What I Hear? Buyers Buying This Year

Child Looking Up at Christmas TreeIt is said that one for the first things a buyer imagines when they look at a home is where they can put their Christmas tree.  Yet, this is the season when many homeowners contemplate removing their currently active listing from the real estate market or are hesitant about selling during the holiday season.  The reasons I have heard are many and varied such as:

  • I don’t want to move in the winter and neither does anyone else.
  • I don’t want showings during the holidays.
  • I want to wait until prices go up in the Spring.

In this particular market, where inventory continues at historic lows, keeping prices high and available homes scarce, none of these is true.  It is true that, prior to the last 3 years, real estate used to be a seasonal business for sellers, buyers and agents alike; buyers wait for spring listings, sellers wait for spring buyers, and agents plan for frenetic, robust and profitable spring and summer activity.  There is no longer much of a distinction between months or seasons as the lower inventory continues to drive the activity for the few listings that are available. Merry Christmas with Cute Dog

Even with the increase in mortgage rates in 2022, homes are continuing to sell and for prices, in most cases, only slightly lower than 2021. 

Low inventory can create a windfall for the seller of a challenged property, one that would otherwise experience prolonged market time and sell at a lower price.
