- If you are getting showings but no one is writing an offer, it generally means that you are in the range of 4 to 6 % above market price.
- If your number of showings is low and you’re experiencing drive-bys but you are not receiving showing requests, then your home is likely in the range of 6 and 10% above market price.
- If no showings or direct inquiries, then your house is likely in the range of 10% or more above what the market will bear for your property.
Homes Sell Closer to Their Asking Price During the First Few Weeks
It’s a fact. Properly priced homes sell faster and for more money during the first weeks of the listing. Don’t miss your prime marketing period by setting a price higher than justified by the Market Analysis. You risk the possibility of it selling for even less later.
A Property That is Priced Correctly Will Have the Most Activity in the First Three to Four Weeks
Don’t overprice your home during this period of activity only to lower it later after the buyers are gone.
