Typically in the fall most real estate agents will advise sellers on the best approach for selling in the fall—historically not the best market following the impetus to move late spring and summer to be settled by the start of school in the fall. No so in 2020. The buying frenzy is such that you may able to leave your breakfast dishes on the table if you’re feeling fatigued.
At HST we frequently consult with sellers prior to listing to make recommendations on repairs and updates to ensure that our seller’s get the most amount of that the market will bear. In the past, clients have taken advantage of our exclusive HSTimate, an in-person team approach where up to 10 agents visit your home and provide you with written feedback on condition, recommendations and a likely selling price. It’s a great option to get varying opinions, recommendations and perspectives from several agents with years of collective experience. Obviously the global COVID 19 pandemic has prompted us to suspend this service.
Interestingly, if we were able to conduct these visits in the current market, our recommendations to sellers would be few if any. Buyers are buying fast and furiously and overlooking deficiencies that would have depressed the offering and selling price in normal times. These are not normal times. Recently, I have been much more conservative in my recommendations to sellers regarding repairs and updates that could support a higher list price, especially if they are short on funds. Frankly, if you don’t do the work you may reap the rewards anyway. Why paint, scrape, repair, replace if you don’t have to to command an excellent selling price?
